Define the exact search zones and property identities
George Town is not only the central business district, and Prospect/Red Bay is not one uniform eastern suburb. A listing label can hide a materially different street, entrance, feeder road, building form, parking arrangement, school boundary, drainage context, service pattern, or route into the wider network. Save the exact address, development, unit or parcel, entrance, parking, listing date, and claimed area before scoring either home.

CIREBA can expose dated current asking inventory, while Cayman Land Info can supply parcel, aerial, street, building, right-of-way, and registry-map context. Those sources create questions for two exact homes; they do not prove availability, achieved price, uninterrupted walking, permanent parking, completed future works, condition, title, quiet, or household fit.

Use the same dated availability, viewing, lease-or-purchase, property-condition, and annual-cost worksheet for both finalists. Do not compare one George Town condo asking price with a remembered Prospect house range, or one monthly rent with another home's full operating cost. A George Town finalist may shorten one downtown or central-services trip. A Prospect/Red Bay finalist may offer a different access pattern to central-east schools, homes, shops, or services. Neither follows from a map pin. Run both properties door to door during the household's real windows, including gates, feeder roads, crossings, school traffic, office access, parking search, loading, rain, late work, and the return home.

DES says school residence is a factual primary-home determination and publishes street-level boundaries. Its current descriptions place named central George Town streets within more than one primary boundary and show that the broad Prospect/Red Bay search can cross Red Bay Primary and Prospect Primary descriptions. DES also says out-of-catchment placements depend on approval and space and are not guaranteed. OES lists institutions and inspection evidence. Housing does not guarantee admission, placement, a seat, child-specific fit, support, after-care, fees, start date, or a workable route.

HSA's location directory identifies Anthony S. Eden Hospital, Smith Road Medical Centre, Bay Town House, and other facilities in George Town. That can anchor exact route tests; it does not guarantee insurer network, clinician fit, appointment availability, parking, treatment suitability, urgent access, or travel time from either property. Build the same service map for both homes and test it during the household's real hours.
- Map the usual clinician, pharmacy, laboratory or imaging, urgent route, hospital route, insurer network, records handoff, parking, and after-hours fallback.
- Run routine and urgent scenarios with a child, older relative, mobility need, unavailable vehicle, heavy rain, and late return where relevant.
- Test groceries, household supplies, government, bank, deliveries, sport, worship, social routine, airport, visitor pickup, and recurring property services.
- Record opening windows, entrance and parking steps, who makes the trip, what else can be combined, and what happens when the usual driver or route is unavailable.
- Score the complete weekly service pattern and resilience, not the nearest pin or one ideal trip.
Test walking and public transport without assuming a car-light life
The Public Transport Unit publishes a current Grand Cayman bus route map, and the August 2025 government launch says shelter maps display route numbers and major stops. That establishes a network and a route-testing starting point—not an exact-home stop, guaranteed frequency, wait, seat, transfer, walking approach, school fit, late return, luggage solution, bad-weather connection, or door-to-door result. George Town's central label also does not prove a safe or usable walking route from one front door.

The difference may be a specific condominium or apartment in George Town versus a condo, townhouse, community home, canal-side property, or detached home in Prospect/Red Bay. Water Authority says its West Bay Beach Sewage System serves a defined corridor beginning at Eastern Avenue and North Church Street, with stated exceptions, and that developments outside that system require onsite wastewater treatment. That published boundary does not establish the installed arrangement at a George Town or Prospect/Red Bay property. A working tap, drain, meter, router, generator, or area label does not prove the provider, account, capacity, approval, maintenance history, responsibility, or continuity plan.

Cayman Land Info says the Land Registry maintains public land ownership, transaction, registry-map, registered-document, strata-plan, and bylaw records. Planning says building, renovation, and demolition work needs a building permit and provides online permit-review and inspection tools. HMCI identifies strong winds, heavy rain, waves, and storm surge as hurricane dangers, says flooding can affect any area, and specifically notes coastal and canal-front property and the Prospect-to-West-Bay section as vulnerable. None of that is an exact-property finding or a substitute for a survey, inspection, attorney review, insurer response, or household plan.

Score the two properties, not George Town and Prospect/Red Bay as abstract places. The core home should win only when its removed trips exceed its cost and property trade-offs; the central-east home should win only when its housing dividend survives the complete route and operating file.
