For renters, the landlord's lease is only one layer. A landlord may approve your household, but the building may still restrict pets, visitor parking, balcony items, pool access, move-in hours, storage, noise, smoking, or short guest stays.

Buyer checks before waiving conditions

For buyers, strata rules affect value, financing comfort, rental flexibility, insurance, resale audience, and future cash calls. Do not reduce the review to monthly fees alone; the bylaws and building records should tell the same story as the inspection, insurance quote, lender, and lawyer.

  • Your must-have use depends on an informal exception that is not written into the lease, purchase file, or manager confirmation.
  • The building rules make the property unsuitable for your children, pets, work setup, vehicle, mobility needs, or hurricane plan.

Build a one-page strata rule file

The practical output is a short file you can use before signing and after move-in. It should show what you were told, who told you, which source document supports it, and what remains unresolved.
