Build the benefited and burdened register packet
Lands & Survey's current Land Registration page identifies easements as rights of way and lists current and historical registers, executed instruments, supporting documents, Registry Map extracts, and survey plans among public-counter records. Request the exact records the purchaser's Cayman attorney identifies for the benefited and burdened land and any relevant lease interest. Preserve the Registry source, product, effective or inspection date, entry number, referenced instrument or plan, restrictions, cautions, later records, missing material, and the attorney's bounded interpretation. Move to Cayman does not perform an official title search or certify that a packet is complete or current for a transaction.

Read the complete instrument and plan—not the label alone
Lands & Survey's current RL15 guidance describes a grant of easement or right of way, requires a plan showing where the easement is placed, and cautions that a right to pass over another property does not convey further rights. Treat “right of way” as a document-search prompt, not a complete answer. Build an instrument matrix for the exact grant, reservation, transfer, lease, covenant, plan, parties and land, dates, witnessing and registration evidence, permitted users and purpose as professionally interpreted, conditions and limitations, amendments, releases, linked records, and current attorney question.
- Keep driving, walking, parking, loading, visitors, commercial use, utilities, gates, construction traffic, widening, drainage, repairs, maintenance and exclusivity as separate questions unless the qualified review of the exact instrument establishes otherwise.
- Separate the instrument wording from the route shown on a plan, a Registry or GIS map, a current survey, the path used on the ground, and the seller, landlord, agent, neighbour or strata representation.
- Do not select a form, interpret a blank RL15 or RL17, advise how to execute or register it, or infer that a release, amendment, consent or private agreement has legal effect.
- Preserve the original complete document beside any working summary and attribute every conclusion to the responsible attorney or licensed surveyor within the scope supplied.
Compare maps and surveys without turning either into a verdict
The current Cayman Land Info map-request page offers customized and Registry-based products that may show rights of way, roads, road names, parcel labels, aerials, contours, and other layers. The dated January 2010 Registry procedure manual describes the approximate position of certain rights of way and easements on the Registry Map. Use that manual only as historical process context, subordinate to current law, current Registry practice, the exact instrument, and current professional advice. For every map or survey, preserve the product, publisher, purpose, date, layer, legend, parcel and route reference, scale or precision statement, plan or mutation link, surveyor, limitation, and mismatch owner.

Separate the legal route, mapped route, and route actually used
A registered or mapped route can differ from the track people say they use; a used track does not by itself prove a right; and a right does not prove current openness, condition, convenience, safety, vehicle fit, or permission for every proposed use. Build a three-column crosswalk. For each route segment, record who or what identified it, the date, source and limits, the relationship to the property, the represented users and purpose, any lawful neutral observation, each mismatch, and the exact written attorney, surveyor, property, Planning, engineering, insurer or provider question needed.

Keep Planning and title evidence in different lanes
Planning's current process distinguishes planning permission, Building Control permit, inspections, and final-certificate stages. Its physical-file route distinguishes an owner with identification from a non-owner with owner permission. Where a road, gate, wall, drainage facility, bridge, culvert, service route or related work is material, preserve the exact application, decision and conditions, approved plans and revisions, permit, discipline review, inspections, final or occupancy record, later work, file source, access authority, missing material, and Planning or professional question. A Planning record does not create or interpret a private right; a Registry record does not prove Planning approval; neither proves the work matches records, present condition, code, safety, maintenance, finance or insurance.
- Keep application, permission, permit, inspection, final or certificate, later work and represented current condition as separate stages.
- Treat the owner-authorized physical-file route as one possible source, not a public all-property search or a guarantee of a complete file, retrieval, copies, timing or interpretation.
- Link every relevant plan or condition to the exact parcel, project, route segment, feature, revision, source, issue date and later record before asking a qualified question.

Create a separate road-drainage and storm-access lane

The official legislation history identifies the Registered Land Act and Rules as 2018 revisions.
